Terms and conditions
Smoking Policy
In the interest of comfort and safety of our guests, we have a strict non-smoking policy. Non compliance or damage caused by tampering with the smoke detectors will result in a liability to repair such items, as well as a charge for professional cleaning of the room.
Check in/out times
Check-in time: 2.00pm (2.30pm, if the previous day was fully-booked ).
If you are expecting to arrive after 6pm please give us a call or e-mail us telling the exact time of arrival: we can't guarantee to be all the time inside the guest house. Thank you for your collaboration.
It is a pleasure to keep your luggage before the check-in time, until your room will be ready and after the check-out, until the end of the day whitout any charge.
Check-out: 11.00 am
If you require check in/out times other than stated, please advise us in advance and we will try our best to accommodate your request. Please also inform us as soon possible if your check in time will be after 5pm.
Payment:
It is our policy to request payment upon arrival as through experience we have learned that most guests benefit from minimal disruption during breakfast and find check out easier and quicker on the day of departure.
Payment is accepted by credit card (Visa, Mastercard, Maestro, Switch). We also accept cheque (min 3 weeks in advance) and/or cash.
To confirm a group or long stay booking, a deposit is required by any of the above methods.
Weekends in Bath
Weekends are very busy in Bath with a shortage of rooms in most B&B's and hotels. It seems that almost everyone in the world wants to be in Bath on Saturday, and statistics have shown that to get the most out of our city, people opt for 2 nights. This, therefore creates a lack of availability of rooms. Early weekend booking will ensure that you have the best accommodation.
From March booking on Friday or Saturday requires a second night of staying (eg: Thu-Fri, Fri-Sat, Sat-Sun) but gives the possibility of a third cheap night.

Cancellation Policy
Less than 72 hours notice will incur the cost of the first night's stay for normal bookings (less than 3 nights stay).
Our cancellation policy is based on normal legal practise within the UK whereby proprietors of a hotel or guest house have a legal right to claim or to be reimbursed for any loss resulting from cancellation or no show. This is only applied in the event that we are unable to re-let the relevant accommodation in the time available.
Groups booking and long stay booking (3 rooms/3 days or more) usually needs a deposit (depending of the number of rooms or the number of nights stay) that will be loose with cancellation less than 1 month before the arrival and, if the cancellation will be done later than 1week before the arrival, the total amount will be charged.
Christmas Markets policy cancellation:
- Christmas Markets are busy days and for this reason, our policy cancellation is still until 72hrs before the arrival but we ask you to make sure to be provided by a travel insurance in case of the bad weather impedes you to come.
